My Realtor said I shouldn't bother with an EEM because it could possibly mess up the deal. Is this true?

The mortgage approval process can sometimes be brutal. Real estate professionals may wrongly assume that adding extra requirements to the deal may possibly "mess up your deal". The truth is, an EEM may help the loan go through when it may have been at risk of being declined due to a high debt-to-income ratio.
